FAIT's Home Health Score tool gives you a snapshot of your property's maintenance state. Here is how to read your score and what to do next.
What Is the Home Health Score?
Your Home Health Score is a number that represents the overall maintenance state of your home. It is calculated from data collected during your Home Scan and updated as you complete services through FAIT. Think of it like a credit score for your house. A high score means your systems are well-maintained and unlikely to fail unexpectedly. A low score means there are items that need attention. ## How Is It Calculated?The score considers several factors:
- Age of systems and appliances compared to expected lifespan - Maintenance history from your service records - Known issues identified during your Home Scan - Regional factors like Colorado's climate impact on specific systems ## Score Ranges - 90 to 100: Excellent. Your home is well-maintained with no immediate concerns. - 70 to 89: Good. A few items may need attention in the next 6 to 12 months. - 50 to 69: Fair. Several systems are approaching end of life or need maintenance. - Below 50: Needs attention. Multiple systems require immediate service to prevent failures. ## What to Do With Your Score ### If your score is high Keep doing what you are doing. Schedule annual maintenance for your major systems and address small issues before they become big ones. ### If your score is medium Review the specific items flagged in your Home Record. Prioritize anything related to safety (electrical, gas, structural) and then address comfort items (HVAC, plumbing) on a schedule. ### If your score is low Do not panic. A low score does not mean your home is falling apart. It means there are maintenance items that have been deferred. Start with the highest-priority items and work through the list over time. ## How to Improve Your Score Every service completed through FAIT updates your Home Record and recalculates your score. Regular maintenance is the simplest way to keep your score high and avoid expensive emergency repairs.
